Common Questions
Three layers. (1) Signing bonus: 5% of the first year's annualized management fee, paid at onboarding. (2) First 12 months: 10% of every monthly management fee NGC collects, paid to you monthly via ACH. (3) Months 13–60: 5% of every monthly management fee, paid monthly for 4 more years. Total payout on a $100K/year rental is approximately $2,500 over 5 years. On a $500K/year luxury rental, approximately $12,450.
You're paid as long as we manage the property. If your client moves to another manager, payments stop. If they sell, congratulations, that's your sales commission, and the management referral simply ends. No clawbacks, no holdback period, no surprises.
Never. We are not a brokerage. We don't list properties for sale, don't take buyer-side sales, and don't employ sales agents. Property management is our entire business. When your client is ready to sell, that's your deal, and we'll happily provide the rent roll, NOI history, and tenant information your buyer's due diligence will need.
You keep it. If you placed the tenant, you collected your full leasing commission from your client. We pick up management from there. We don't require you to bundle the leasing fee into the referral.
Every referral partner gets a private agent portal showing each referred property, the management agreement status, the current rent roll, and the running commission accrual + payout history. PDF statement emailed monthly. 1099 issued in January.
Any residential property we manage: single-family rentals, small multifamily (2–50 units), HOAs, and luxury estates. The referral program applies regardless of property type or fee tier, the 5%/10%/5% structure scales with whatever fee NGC charges that property.
