On a $25K Carbon Beach lease, that's $1,000/month versus the $2,500–$3,000 a 10–12% luxury manager would charge.
Malibu has restricted short-term rentals significantly. Stays under 30 days require a city permit, and the city has actively reduced permit availability and added compliance requirements following the 2018 wildfires. Coastal Commission jurisdiction adds another layer for any property in the Coastal Zone. We tell owners upfront whether their property can legally STR. Mid-term furnished rentals (31+ days) are unrestricted and there's steady demand from production professionals, executives in transition, and seasonal residents.
We can connect owners with brokers who actively write coverage in Malibu, including FAIR Plan and surplus-lines markets for properties that the major-name carriers have non-renewed. Tenant communications route through the portal rather than through your phone. Off-market tenant networks (relocation specialists, family-office managers, private-client referrals) drive a meaningful share of leases at this level.
