Estates leasing $20K+/month run on the Luxury Program at 3.9% with a $1,200/month minimum. On a $9,000 North Laguna 3-bedroom, you're looking at about $5,300/year in management versus roughly $10,800 at a 10% legacy manager, plus the leasing-fee savings on each turnover.
Almost certainly not, unless you're a long-time owner with a grandfathered permit. Laguna's non-owner-occupied STR restrictions effectively shut down short-term rental income for most investment properties. Buying with an STR proforma in mind is the most common expensive mistake we see new Laguna investors make. We're upfront about this on day one. The fallback that works in Laguna is furnished mid-term rentals (30+ days), which aren't subject to the STR ordinance, and there's a steady demand from executives in transition, second-home renters, and seasonal residents.
Bluff and cliff-edge properties need a different inspection rhythm than standard SFR. We schedule geotechnical and drainage walkthroughs after the rainy season every year, not just when something visibly fails, caisson cracks, retaining wall drainage, and exterior step settlement tend to compound silently. We use inspectors who specialize in coastal-bluff property and we keep a separate maintenance reserve line for slope work, which is genuinely more expensive than typical SFR repairs. Insurance is also tighter for bluff properties; the carrier matters.
All four, South Laguna, North Laguna, Downtown/Village, and Laguna Canyon. North Laguna and the Village pull executives and creatives who specifically want art-forward walkable living; South Laguna is more family-driven, often LBUSD-locked; Laguna Canyon is a different tenant pool entirely (more cost-sensitive, fire-zone aware). The Festival of Arts/Pageant of the Masters summer cycle affects parking and tenant turnover in the Village specifically, and we plan listing timelines around it.

We don't sell insurance ourselves; we make sure your policy stays in force and that renters' insurance is required and verified. Vacancy citywide is around 5%, which is higher than other OC coastal cities, partly because of the seasonal STR-to-long-term transitions and partly because of the price ceiling. Properly priced 2–3 bedroom homes in the $4K–$7K range lease in 21–35 days. Oceanfront properties over $10K can run 45–90 days because the tenant pool is small and approval is heavier. The most expensive mistake is pricing oceanfront at last summer's peak comps in February, we wait for the right tenant, but we wait at the right number.
