Most San Diego SFRs are under the threshold (median rent around $2,600 citywide, but coastal neighborhoods routinely $4K–$8K). For a $3,800 North Park or Hillcrest rental, that's about $2,200/year in management versus roughly $3,800 at a 10% legacy manager, with leasing and renewals included.
Our coastal focus aligns with the City of San Diego coastal communities, Pacific Beach, Mission Beach, Ocean Beach, Point Loma, La Jolla (covered separately), and Mission Hills. Inland from there we cover the urban core neighborhoods like North Park, Hillcrest, South Park, Bankers Hill, and the East Village downtown. We don't run the same playbook on a Mission Beach walk-street rental as on a North Park craftsman, different tenant pools, different comp sets.
San Diego adopted the STRO (Short-Term Residential Occupancy) ordinance with permit tiers and caps that took effect after years of legal back-and-forth. The city issued limited Tier 3 and Tier 4 permits for whole-home STRs through a lottery, and waitlists are real. Most non-owner-occupied STR plans don't work without a tier permit. We tell owners upfront whether their address qualifies for a permit tier. If it doesn't, mid-term furnished rentals (31+ days) are unrestricted and there's strong demand from Naval Medical Center contractors, biotech professionals, and military relocations.
Yes. Mission Beach is walking-distance to the boardwalk and trends toward younger, more transient tenants who turn over annually. Pacific Beach has a similar profile in the bay-side blocks but trends more stable on the streets further from Garnet Avenue. Ocean Beach has a stronger long-term tenant pool with the Newport Avenue community character, leases there often run 3+ years. We screen and price differently for each, and we don't market all three as 'beach rentals' generically.
Active-duty military have specific tenant protections under the Servicemembers Civil Relief Act (SCRA), including early lease termination rights for PCS orders and deployment. We screen the same as any tenant, income, employment, rental history, credit, identity, but we make sure the SCRA disclosures are in the lease and we handle the early-termination paperwork correctly when orders come down. Most active-duty tenants are exceptionally reliable on rent payment and respectful of property.
Vacancy citywide is around 4%. Beach-area rentals lease in 10–20 days April through September and slow to 25–35 days in winter. Urban core neighborhoods (North Park, Hillcrest, South Park) move year-round in 10–18 days at market price. Family-rental SFRs in Point Loma and Mission Hills run 14–25 days. The Naval Medical Center and biotech employment cycles drive steady mid-term furnished demand year-round.
