Most Montecito leases never hit the public MLS. They move through relationships: family-office managers, relocation specialists from entertainment and tech, private-client referrals from concierge brokers, and pre-existing waitlists for known properties. On properties where public marketing makes sense, we use professional cinematic listing media with off-market syndication options that don't disclose street-level addresses. The 2018 mudflow following the Thomas Fire is part of the operating reality in Montecito. Many Montecito properties are within Architectural Board of Review jurisdiction, and certain older properties trigger Historic Landmarks Commission review for exterior changes. Repaint colors, window replacements, exterior light fixtures, and roof material on reviewed properties all need staff-level or commission-level review, which adds 2–4 weeks to any exterior change between tenants.
