Lake Mission Viejo Association, the Greens, and dozens of sub-associations govern most of the city, controlling exterior paint, landscape, fencing, and lake-access privileges. We route every exterior change through the relevant association, maintain working relationships with the major management companies (Keystone, FirstService, Powerstone), and stay current on which assessments are passed through to tenants under your lease versus borne by the owner directly.
Saddleback Valley Unified is one of the higher-rated districts in South OC, and a meaningful portion of MV rental demand is families locking in for 3–4 years of district enrollment, those tenants screen well, renew at high rates, and treat the property well.
